Information for Residents Who Own Unregistered Land
Uffington Parish Council
The Parish Council has recently received enquiries regarding unregistered land and would like to make residents aware of some important information.
Many properties and parcels of land remain unregistered with HM Land Registry. This does not mean the land is ownerless. Ownership may still be evidenced through title deeds, conveyances, wills or other historic documentation.
HM Land Registry advises that unregistered land can be more vulnerable to ownership disputes and property fraud than registered land. Owners of unregistered land may therefore wish to consider applying for voluntary first registration, which records their ownership with HM Land Registry and provides greater protection moving forward.
If you are approached by an individual or organisation claiming ownership of your land, or seeking information about it, you should:
- Remain cautious and do not sign any documents without taking professional advice.
- Locate and securely retain any deeds or ownership documents you hold.
- Seek independent legal advice from a solicitor experienced in property law.
- Consider voluntary first registration with HM Land Registry if your land is currently unregistered.
- Report any suspected fraudulent activity to HM Land Registry's Property Fraud Team or the police where appropriate.
Further information regarding voluntary first registration can be found on the HM Land Registry website.
The Parish Council cannot determine ownership of private land or provide legal advice but encourages residents with concerns about unregistered land to seek independent professional guidance.
